Tenant SMS Terms & Conditions

These Tenant SMS Terms & Conditions ("Tenant SMS Terms") describe the tenant-facing text-messaging program operated by Zamo Property Group ("Zamo," "we," "us," or "our"). They apply specifically to tenants of properties managed by Zamo Property Group who use SMS to request maintenance or other property service. These Tenant SMS Terms supplement our Terms of Service and Privacy Policy.

Program Description
Tenants of Zamo-managed properties may text our designated property service number to report maintenance issues, request non-emergency service, ask questions about their unit, or coordinate access. Messages in this program are conversational and transactional. They may include:
- Acknowledgment that your service request has been received.
- Status updates on an open maintenance ticket (e.g., assigned technician, scheduled time, completion).
- Questions or clarifications needed to dispatch service.
- Coordination of property-access windows for repairs, inspections, or contractor visits.
We do not send marketing or promotional text messages through this program. We do not sell, rent, or share tenant mobile numbers with any third party for marketing purposes.
Emergencies: SMS is not for emergencies. For fire, smoke, gas leaks, flooding, or any threat to life or property, call 911 immediately and then your property's emergency maintenance line.
How to Opt In
This is a consumer-initiated program. You opt in by sending a text message to the property service number provided to you on your lease, in your welcome packet, on property signage, or by your property manager. The act of texting us with a service request is your opt-in.
By texting us, you confirm that you are the account holder of the mobile number, that you are at least 18 years of age or the age of majority in your jurisdiction, and that you agree to these Tenant SMS Terms.
Message Frequency
Message frequency varies based on your service request. You should only expect messages when there is something relevant to a request you have made. Most tenants receive a small number of messages per service ticket.
Cost
Message and data rates may apply, depending on your mobile carrier and your plan. Zamo Property Group does not charge a fee to send or receive these messages.
How to Opt Out (STOP)
You can cancel the SMS service at any time by texting STOP to any message you receive from us. After you send STOP, we will send a confirmation message and stop sending you SMS messages. To rejoin, simply text us again with a service request.
Opting out of SMS does not affect your tenancy. You can still reach your property manager by phone, email, or the methods listed on your lease.

For help, reply HELP to any message, or contact us at marc.balzamo@zamopropertygroup.com. A help reply will include a brief description of the program and instructions to opt out.
Sample Messages
"Zamo Property Group: thanks — we received your maintenance request for the leaking sink at 1739 4th St #2. We've opened ticket #4821 and a technician will reach out today. Reply STOP to opt out, HELP for help."
"Zamo Property Group: your technician is scheduled for tomorrow between 9–11am. Will someone be home, or should we coordinate access? Reply STOP to opt out."
"Zamo Property Group: ticket #4821 is closed. Please let us know if the issue isn't fully resolved. Msg & data rates may apply. Reply STOP to opt out."
Supported Carriers
The program is generally compatible with major U.S. mobile carriers, including AT&T, Verizon Wireless, T-Mobile, US Cellular, and others. Carriers are not liable for delayed or undelivered messages. Service availability may vary by carrier.
Privacy
Your mobile phone number, the fact that you initiated contact, the contents of your messages, and any associated service records are handled in accordance with our Privacy Policy.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging originator opt-in data and consent will not be shared with any third parties. Tenant phone numbers may be shared with the specific service vendors (for example, a plumber or HVAC technician) needed to complete your service request, and only for that purpose.
Changes
We may update these Tenant SMS Terms from time to time. The "Effective date" at the top of this page indicates when they were last updated. Continued participation in the program after a change constitutes acceptance of the revised Tenant SMS Terms.
